Mark Siwiec Joins Nothnagle Realtors!

The Rochester region’s second highest-producing Realtor will be joining Nothnagle Realtors’ Brighton office.

Mark Siwiec is leaving ReMax Realty Group in Pittsford, where he records $34 million in annual sales transactions. He will start at the Brighton Nothnagle branch Monday and will bring three or four out of six agents on his current team and three support staffers.

Siwiec said he is making the move for business reasons, noting Nothnagle’s technology and well-designed website as well as its aggressive marketing efforts.

In March, the region’s top-selling agent, Holly Creek, moved from Hunt Real Estate ERA to join Nothnagle.

Siwiec has been in the real estate business for 21 years and was with ReMax Realty Group for the past decade.

Nothnagle Home Securities Appoints New CEO

Philip Nothnagle of Nothnagle Home Securities Corp (NHSC) announced today that Christine Nothnagle will take over his position as CEO for the company, effective immediately. Philip has served as CEO since 1969 and will remain on in the capacity of Chairman.

Christine Nothnagle joined NHSC in 1986 and was named President & Chief Operating Officer in 2004.
Christine lends herself to every aspect of the mortgage process including initial phone calls, updating clients about rates, processing and underwriting and everything leading up to the closing. Customer service is her first priority,” said Phil Nothnagle, Chairman.
Christine currently serves as Treasurer of The Housing Council and is a member of the SONYMA Advisory Council, which provides assistance in maximizing SONYMA as a provider of affordable and sustainable mortgages. Nothnagle Home Securities was listed as SONYMA's second largest lender in the Rochester Area for the third quarter of 2008.

Nothnagle Realtors Hometown Choice Collecting Coats

Every year, local Realtor Jim Moon starts the collection of coats to be donated to the Christmas for the Needy effort in December.

Good used or new coats can be dropped off at Nothnagle Realtors Hometown Choice office, 270 Lake Street, Suite #1, Penn Yan, beginning Oct. 17. The coats are laundered at K&L Cleaners before being sorted and distributed to children.

Get Your Offer Accepted!

Imagine that you have finally found the house of your dreams. It is priced right and getting a lot of potential buyers through. You want to make an offer, but what can you do to make sure your offer is the one that is accepted? Financially, offers can be broken down into three categories:

1.) An All-Cash Offer
Obviously, a cash offer is favored by any seller. In today’s real estate market, an all-cash offer is even more enticing. Last month, one in four real estate transactions were impacted by a low appraisal. An all-cash buyer eliminates the need for the bank appraisal.

2.) A Non-Contingent Offer
If you don’t have cash readily available, the next best thing would be to make a non-contingent offer. To do this you should be already pre-approved for a mortgage and have your current house already under contract. This gives the seller the confidence that you are already a qualified buyer who will be able to complete the purchase.

3.) A Contingent Offer
Some buyers start the process of looking for a new home before their current home is sold, which could be a big mistake. If you find the home you have been waiting for, it will be very difficult to get an offer accepted because the seller could see the offer potentially falling through down the road.

Asking a seller to wait until your home is sold is somewhat unreasonable in today’s market. One of the reasons you would want the home is because the seller priced the home at a value to sell it NOW. They want to know it is sold when they accept an offer.

Unless you have the ability to purchase with cash, the best thing to do is to be pre-approved for a mortgage and have your current house already in contract before looking for the home of your dreams.

Unexpected Money and Energy Saving Tips

Are you worried about your energy bill for the upcoming winter season? We've provided you with some simple and suprising tips to help cut down your costs:

Give your water heater a blanket:
This may seem ridiculous, but using a fiberglass insulation blanket to add an extra layer can reduce your heat loss and reduce your water-heating bill up to 9%.

DO use the dishwasher:
You may think that you are being efficient is using energy by doing dishes by hand, but the dishwasher actually uses 1/3 less hot water, which then reduces the water-heater's energy bill.

Use an ice tray:
The internal ice maker in your fridge can increase energy usage up to 20%! Stop using it and make ice the old fashioned way.

Install motion sensitive lights:
If you or anyone in your family forgets to turn this lights off this is a great energy saver that will run you $15-$50 a light. The sensor will detect when the room is vacant and the lights will turn off.

Get more light from lamps in the corner:
Replace your current lamp's bulb with a lower wattage bulb, it is not a noticeable different. Place the lamp in a corner to let the light reflect off of the surrounding walls, which will make your room look lighter and brighter.

Bob Malone Wins Realtor of the Year!


Having been in the real estate business for more than 35 years, Bob Malone considers relationships to be the key to success.

Helping people find or sell a home and building friendships from those relationships is what the business is all about, he said. "I enjoy most the warm feeling of helping someone get their home."

Malone was named Realtor of the Year at the Greater Rochester Association of Realtors' gala luncheon at the Hyatt Regency on Thursday, with more than 400 people from the real estate community attending. Malone is an agent with the Chili-Ogden office of Nothnagle Realtors.

The award is presented to an association member who demonstrates distinguished service in the advancement of the ideals of the real estate profession and shows involvement as an ambassador of the association.

"Bob epitomizes everything a Realtor should be. He's honest, ethical and hardworking, which has earned him the respect of his peers," said Armand D'Alfonso, CEO of Nothnagle Realtors. "He continues to give back to both the real estate community and the community at large through his ongoing volunteer efforts."

This is the second consecutive year that a Nothnagle agent has won the Realtor of the Year designation. Last year, Bob Maves, manager of the Pittsford office, was the recipient.

Malone is a leader in the real estate community, always ready to give back by volunteering or helping a new agent, said John Majchrzak, manager of Nothnagle's Chili-Ogden office.

Malone was past chairman of the board at the association and has achieved a master gold sales award every year since 2000. He and his wife, Beth, live in Chili and have two daughters.
