Some questions to consider when speaking with the insurance rep:
• What type of coverage do they recommend for your needs?
• What is included -- and what is excluded?
• Are there discounts for safety measures in place in the home (e.g. security system; carbon monoxide and/or smoke detectors, etc.)
• Do you have a home-based business? If yes, you may require additional coverage specific to the type of business you operate. In this case, think in terms of clients dropping by, business equipment, inventory, etc.
• Do you have antiques and jewelry? What coverage are you getting? What coverage do you need?
• How much personal liability protection will the policy provide? What is the cost of additional coverage? What about an "umbrella" policy?
• If you have a loss, will coverage be for actual cash value or replacement cost? Have the insurance representative explain the difference.
• What is the policy deductible? (Generally lower deductibles mean higher premiums, higher deductibles result in lower premiums.)

• Is your home an historic property? If yes, what special coverages are required?
• When a policy says it covers "personal property" what does that term mean? What does it include and exclude?
• How can you reduce policy costs? For instance, if you buy auto and home insurance from the same source will your combined expenses decline?
• What home improvements can you make that would result in lower premiums?
• How are claims handled if you have a loss? For your protection, it's a good idea to photograph or video your home and special possessions -- and then keep such photography in a safe deposit box.

Fools Gold!
Thank you to The KCM Crew for posting this insightful and clever article relating the housing market to the surge in gold prices. It really makes you think about the state of today's housing market!
Everyone wants to comment on the current real estate market. They want to talk about how now is not the time to buy a home. Some even argue owning a house has never been a great investment. Most say it will be a long time before real estate again begins to appreciate. It all sounds so familiar to us. It was just a decade ago that many made the same arguments about gold as an investment.
Gold had dropped from over $400 an ounce to $250 an ounce (a 40% decline) from February 1996 to August 1999. People ran from gold as though it was a plague.
Lord William Rees-Mogg, the current Chairman of The Zurich Club, in 1997 said:
“No investment has been so thoroughly exploded as gold; most people think that there will no more be another gold boom than there will be another boom in tulip futures in The Netherlands.”
Two years later in 1999, Don Wolanchuk author of the Wolanchuk Report explained:
“Everybody hates gold. You can’t have a bottom until everybody is out. And everybody is out of the gold sector.”
Everyone knows what happened next. The proclamation of gold’s death was rather premature. Gold rose from $250 an ounce to over $1,500 an ounce in the next twelve years. We see the same situation with real estate today. We are not predicting that real estate will see the same levels of appreciation. I do believe however that the market will rebound strongly.
Those who continued to believe in gold as an investment were rewarded. Those who continue to believe in real estate as a sound investment will also be rewarded.
By the way, Gold closed yesterday at almost $1,600 an ounce!

Mortgage Rates Fall Even Lower!
Last week mortgage rates fell to record lows again, which has been a recurring theme in 2011. According to Freddie Mac, a 30-year fixed mortgage rate fell to 3.94%, which matches the same record low from October 2011. Simultaneously, a 15--year fixed rate fell to the lowest it has ever been at 3.21%.
Is this the best time to consider buying? YES!
These record low rates equal big savings for new homeowners (or current owners who refinance). In 2006, anyone seeking a 15 year fixed mortgage would have been lucky to find a 5% rate.
Here's the breakdown: a $200,000 home purchased in 2006 with a 5% rate on a 15-year fixed mortgage would have had a monthly payment of $1,582. Today at a 3.2% rate for the same price and 15-year mortgage, the payment would be $1,400. That's a yearly savings of $2,184!!!
According to Jed Kolko, Trulia's Cheif Economist, Rochester is a city to watch in 2012. He predicts a stronger housing market, job growth and fewer empty homes. He points out that despite blow after blow to the local economy due to Kodak what used to be other top companies, Rochester is still holding their own.

Nothnagle Donates to Ronald's House!
During the months of November and December Nothnagle's Corporate and branch offices collected items to donate to Ronald's House located at 333 Westmoreland Drive. On December 22ndth representatives from Nothnagle will visit Ronald's House and deliver food items, cash, gift cards and household supplies. The house provides a warm and peaceful “home-away-from-home” for families traveling to the Rochester area for their child’s medical care.
The first Ronald McDonald House opened in Philadelphia in 1974. Since then, many other communities followed suit recognizing this same need in their own community. Today, there are 300 Houses throughout the United States, and over 30 countries around the world. In 1996, the Rochester Ronald McDonald House merged with the local chapter of Ronald McDonald Children's Charities. Today there is the House on Westmoreland which hosts up to 20 families at once and is run by over 300 volunteers and a small staff as well as the House within the Hospital located atop the new, state-of-the-art Pediatric Intensive care Unit at Golisano Children’s Hospital at Strong. The House within the Hospital is for the families of critically ill or injured children receiving treatment at the hospital.

Realtor of the Year Honored with Proclamation
On October 6, 2011, Bob Malone of Nothnagle Realtors was awarded as Realtor of the year by the Greater Rochester Association of Realtors. The award is presented to an association member who demonstrates distinguished service in the advancement of the ideals of the real estate profession and shows involvement as an ambassador of the association.
Tuesday evening at 6:00, Monroe County Legislature honored Malone with a proclamation to recognize his achievement as Realtor of the Year. The meeting took place in the Monroe County Legislature Chambers located at 406 county Office Building, 39 W. Main Street in Downtown Rochester.
“Malone is a leader in the real estate community, always ready to give back by volunteering or helping a new agent”, said John Majchrzak, manager of Nothnagle's Chili-Ogden office.
“It makes me extremely proud that the past two recipients of this prestigious award have been from Nothnagle Realtors. Bob deserves this tremendous recognition for all of his hard work and commitment to the community”, said Armand D’Alfonso, President & CEO.

Nothnagle Realtors Donates to DePaul
For the last four years Nothnagle Realtor's Corporate Office has collected donations for DePaul. DePaul is a private not-for-profit organization committed to providing quality services to the elderly, persons in recovery from a mental illness, developmental disabilities, addictions, and those with a history of homelessness.
DePaul was founded in Rochester in 1958 as a child guidance center. Formerly a not-for-profit subsidiary of the Catholic Family Center, DePaul was originally established to meet the mental health needs of children in the Diocesan School District. Today DePaul offers services in 18 counties across two states, operates over 2,700 beds and serves more than 5,000 individuals.
This year, Nothnagle's Corporate divisions are donating holiday gifts to residents in the Edgerton Square location (435 Dewey Avenue), a facility for mentally disabled adults. These donations help the Edgerton Square staff provide gifts for all of their residents. With New York State budget cuts, this facility has experienced considerable funding cut backs. They very much appreciate donations and help during the holiday gift-giving season.

Property prices are the lowest they've been in a decade or more. Mortgage rates continue to hover near historic lows. This is great news for first-time buyers.
"It's a great time to buy if you've got the credit," says Andrew Firoved, chief executive and founder of CounselorDirect.com. "They say buy low, sell high, and you're buying low."
To make sure you buy low and smart, here are a few tips:
Make sure buying is for you. If you are planning to move in the next few years or if your job outlook is uncertain, buying might not be a good move. After all, the days when houses could quickly be flipped for more money are all but gone. If you don't feel that you are going to stay in your job or current location then consider renting.

Tips for Selling in the Winter

The good news is that if you have activity on your listing, it means the buyers are serious. Below are some tips to help you overcome the seasonal challenges when showing your home.
Easy Access: Many people like to get from the car into the house as quickly as possible in the extreme cold. Make sure your driveway and walk way is shoveled. Have your agent provide specific details about parking in the listing remarks if it is a condo/townhouse. Also, provide an area for shoes as soon as people enter the house and provide slippers or disposable booties as an added convenience.
Keep Odors Away: During this time of year we keep our windows closed which doesn’t let fresh air circulate. Bad smells, especially from pets can be a big deterrent to buyers. Purchase non-offensive air fresheners that are not overpowering. Another idea is to have cookies baking in the oven on a low temperature to let the smell penetrate the house.
Don't Over Decorate: Minimal holiday decorating gives the home a sense of warmth and cheer, but don't over decorate because it doesn't allow the home to show its best features.

Home Sales on the Rise! 17% Nationwide!

Nothnagle Realtor's Penfield branch is collecting donations for Safe Journey to support their "Sleep in Heavenly Peace" fundraiser. Safe Journey is a non-residential resource and support center for women and children rebuilding their lives after domestic abuse and violence.
For every $100 that is raised, Safe Journey will purchase 1 new mattress to give a survivor of domestic abuse a safe place to stay during their transition.

Tips to get Prepared for Thanksgiving!
With tomorrow's holiday coming full speed ahead, you might want to read these tips to ensure nothing has slipped your mind. If you have friends and family staying with you it can be overwhelming to remember every detail when trying to prepare a meal and entertain, but hopefully these can help. Some tips are also great to consider if your home is on the market over this holiday season!
1. Supplies-get anything that your guests might need out of their usual storage space such as toilet paper, q-tips, toothpaste and any other item they might need while staying in your home and could have forgotten. Place them in open places or in decorative baskets if you are short on storage. You can also declutter linen closets and drawers to give your guests their own space during their stay for their own toiletries.
2. Guest rooms-you might be fortunate to have enough spare bedrooms, but if you don't you can create makeshift sleeping spaces. Use bookshelves, curtains or folding screens to give your guests some privacy. Leaving Your Home on the Market Over the Holidays?
With the holiday season approaching, it is easy to get wrapped up in festivities whether you are looking to buy or selling. Home sellers may ask themselves if they should leave their home on the market or wait until a busier time of the year. The good news is that if you do leave your home on the market and get activity, the buyers out there are most likely very serious.
As a seller, if you decide to leave your home on the market during the holidays, how extravagant should you decorate? Although you may love decorating for the holidays, it is distracting to the potential buyer. Minimal, tasteful decorations can create a feeling of comfort and holiday cheer, but too many will not allow the home to show off it's best features.
While some sellers take their home off the market during the holiday season, "I feel it's a game many agents play, by taking a home off the market only to put it back on, as if it was a brand new listing," Wilson said. "In this day and age, buyers are much smarter than they used to be, and they have access to so much more information than they ever did. If a house has been on the market for a very long time, there is no hiding it."
Wilson thinks it's best to keep a house listed in the Multiple Listing Service during the holiday season, in case there is a serious buyer looking who needs a house because of a relocation or some other life situation.

Nothnagle's Lakeville branch merges with Geneso!
Over the past eighteen months, Nothnagle REALTORS® has expanded greatly in Livingston County. Last year Youngs & Linfoot and The Edmond agency merged with the Nothnagle REALTORS® name. Nothnagle’s market share in Livingston County is currently 37% with the next closest competitor ranking at 15%.
In the past year, the Nothnagle Geneseo office, which began as a two-room satellite office in 2008, increased their sales volume by over 322% and has evolved into a 3,500 square foot office space. The newest Nothnagle location in Dansville accounts for 58% of the total sales in that market. With the increased growth of our presence in Genesee and Dansville, many agents are choosing to work out of these busier Nothnagle offices.
As a result of the tremendous response to Nothnagle in the area, President & CEO Armand D’Alfonso has decided to merge the Lakeville and Geneseo offices to bolster resources, position the offices to continue to be the dominant force in each marketplace, and continue to gain market share by bringing more business to our agents.

Mark Siwiec Joins Nothnagle Realtors!
The Rochester region’s second highest-producing Realtor will be joining Nothnagle Realtors’ Brighton office.
Mark Siwiec is leaving ReMax Realty Group in Pittsford, where he records $34 million in annual sales transactions. He will start at the Brighton Nothnagle branch Monday and will bring three or four out of six agents on his current team and three support staffers.
Siwiec said he is making the move for business reasons, noting Nothnagle’s technology and well-designed website as well as its aggressive marketing efforts.
In March, the region’s top-selling agent, Holly Creek, moved from Hunt Real Estate ERA to join Nothnagle.
Siwiec has been in the real estate business for 21 years and was with ReMax Realty Group for the past decade.

Get Your Offer Accepted!
Imagine that you have finally found the house of your dreams. It is priced right and getting a lot of potential buyers through. You want to make an offer, but what can you do to make sure your offer is the one that is accepted? Financially, offers can be broken down into three categories:
1.) An All-Cash Offer
Obviously, a cash offer is favored by any seller. In today’s real estate market, an all-cash offer is even more enticing. Last month, one in four real estate transactions were impacted by a low appraisal. An all-cash buyer eliminates the need for the bank appraisal.
2.) A Non-Contingent Offer
If you don’t have cash readily available, the next best thing would be to make a non-contingent offer. To do this you should be already pre-approved for a mortgage and have your current house already under contract. This gives the seller the confidence that you are already a qualified buyer who will be able to complete the purchase.

Unexpected Money and Energy Saving Tips

Give your water heater a blanket:

Get more light from lamps in the corner:
Replace your current lamp's bulb with a lower wattage bulb, it is not a noticeable different. Place the lamp in a corner to let the light reflect off of the surrounding walls, which will make your room look lighter and brighter.

Bob Malone Wins Realtor of the Year!
Having been in the real estate business for more than 35 years, Bob Malone considers relationships to be the key to success.
Helping people find or sell a home and building friendships from those relationships is what the business is all about, he said. "I enjoy most the warm feeling of helping someone get their home."
Malone was named Realtor of the Year at the Greater Rochester Association of Realtors' gala luncheon at the Hyatt Regency on Thursday, with more than 400 people from the real estate community attending. Malone is an agent with the Chili-Ogden office of Nothnagle Realtors.
The award is presented to an association member who demonstrates distinguished service in the advancement of the ideals of the real estate profession and shows involvement as an ambassador of the association.
"Bob epitomizes everything a Realtor should be. He's honest, ethical and hardworking, which has earned him the respect of his peers," said Armand D'Alfonso, CEO of Nothnagle Realtors. "He continues to give back to both the real estate community and the community at large through his ongoing volunteer efforts."
This is the second consecutive year that a Nothnagle agent has won the Realtor of the Year designation. Last year, Bob Maves, manager of the Pittsford office, was the recipient.
Malone is a leader in the real estate community, always ready to give back by volunteering or helping a new agent, said John Majchrzak, manager of Nothnagle's Chili-Ogden office.
Malone was past chairman of the board at the association and has achieved a master gold sales award every year since 2000. He and his wife, Beth, live in Chili and have two daughters.

Mortgage Applications on the Rise!
Mortgage applications rose 9.3% this past week as borrowers refinanced their home loans at exceptionally low interest rates.
The Mortgage Bankers Association said refinancing applications grew dramatically, with the refinance index jumping 11.2%. Meanwhile, the purchase index grew 2.6%, suggesting an increase in new home applications at the lower interest rates.
"With lower rates, refinance application volume increased to its highest level since August 19, 2011," said Mike Fratantoni, the MBA's vice president of research and economics. "Purchase application volume also increased. However, the increase was in conventional purchase applications, which were up by 4.9 percent. Purchase applications for government loans fell by 0.6 percent over the week, likely influenced by the pending decline in FHA loan limits."
The refinancing share of mortgage activity grew to 79.7% of all applications, up from 78.3% the previous week.
The average interest rate for 30-year fixed rate mortgages with conforming loan balances of $417,500 or less fell to 4.25% from 4.29% this past week. Meanwhile, the average contract interest rate for 30-year, fixed-rate mortgages with jumbo loan balances fell to 4.51% from 4.55%.
In addition, the interest rate for 30-year fixed-rate mortgages backed by the FHA fell to 4.05 percent from 4.07 percent.
The 15-year, FRM increased to 3.47% from 3.46%, while the average contract interest rate for 5/1 ARMs fell to 2.95% fro 2.96%.

Helpful Moving Tips
Preparing for a move is often stressful and overwhelming, not to mention expensive. Below are some tips to keep in mind to make your move go smoothly when planning, whether making a short or long distance move.
Determine your type of move:
You have three basic choices: do-it-yourself, full service or a hybrid move. Doing a move by yourself is the cheapest method with only the cost of the truck rental, gas, packing material and maybe some lunch or dinner for anyone who helps.
With full-service moves, moving within a state is charged by the hour, while moving across state lines is charged by weight and mileage.
With a hybrid move, a mover will drop off a large container at your home for you to pack. The mover will then load the container onto a truck, drive the belongings to your new location and drop off the container for you to unload. Because you’re doing the manual labor of packing and unpacking, it’s far less costly than a full-service move. Also take into consideration tipping your movers $3-$5/per hour.
Hire a quality mover: If you do hire help, get at least three price quotes and do some research. Investigate a company’s reputation with the Better Business Bureau and a company’s complaint history at the federal government site. Look for two things when hiring a moving company: A full-service mover should visit your home in person, not give a quote over the phone or online, and should provide a written estimate, according to experts.
Declutter: No matter what type of move you’re making, taking less stuff is cheaper and less hassle. Set up a staging area, perhaps in a garage, with various piles, such as throw out, recycle, donate and sell. For many items, use the rule of thumb, ‘If you haven’t used it in a year, you probably don’t need it.’
Be flexible: Like airline fares, moving rates depend on when you book. Nothnagle Donates to Ronald McDonald Charities
Nothnagle REALTORS® presented a donation to Ronald McDonald House Charities on September 14, 2011. The donation was a result of proceeds raised at Nothnagle’s Annual Golf Tournament. Over 140 agents and guests participated in the tournament held at Durand Eastman Golf Course on August 15, raising $3,500 for the charity.
Ronald McDonald House Charities of Rochester has two locations in the area. The first one is a 20 bedroom house located at 333 Westmoreland Drive, where Nothnagle presented the check, and The House Within the Hospital in the Intensive care Unit at Golisano Children’s Hospital at Strong. The houses are specifically meant for families of children who are in the hospital due to illness, cancer, injuries or accidents, as a comfortable home away from home with minimal expenses. The House on Westmoreland has a three work station kitchen that invites volunteers in to cook for the families staying at the house. There are over 300 houses worldwide that help to alleviate financial and emotional stress for families seeking care for their children at state-of-the-art medical facilities away from home.
“This is such a worthy cause to donate to because it really helps the families of sick or injured children to be able to stay close and save on expenses. We are proud to have had such a successful event this year and I am happy to be giving it to such a worthwhile charity,” said Armand D’Alfonso, President & CEO.

Nothnagle's Brighton Branch Relocates
Nothnagle Realtors is celebrating the Grand Opening of their newest office location today September 14th. In July 2011, Nothnagle’s Brighton branch relocated from 1415 Monroe Avenue to 2349 Monroe Avenue to accommodate the expansion of the office.
Branch Manager Garry Britton has plans to continue to grow the office from the current 54 agents associated with it. The former office consisted of 3,300 square feet while the new location is nearly triple the size with 9,003 square feet. “The building at 2349 Monroe Avenue and Nothnagle are landmarks in Brighton and we're proud to be part of the Brighton community for over 51 years”, said Branch Manager Garry Britton.
The Brighton Chamber of Commerce is partnering with Nothnagle Realtors for the official ribbon cutting at the new location. New York State Senator Joseph Robach and Brighton Town Supervisor, Sandra Frankel, will be present at the ceremony which begins at 4:30 p.m. “We really appreciate the community support that has been given to Nothnagle and I would like to thank everyone for taking the time to join us today,” said Armand D’Alfonso, President & CEO.

Preserving Your Home's Value
Proactive maintenance is essential to preserving the value of your home—without it, your home could lose 10% of its value. Regular, routine maintenance enhances curb appeal, ensures safety, and prevents neglected upkeep from turning into costly major repairs.
Outright damage to your house is just one of the consequences of neglected maintenance. Without regular upkeep, the property could easily lose 10% of its appraised value. That could translate into a $10,000 or $15,000 adjustment.
In addition, a house with chipped, fading paint, sagging gutters, and worn carpeting faces an uphill battle when it comes time to sell. Not only is it at a disadvantage in comparison with other similar homes that might be for sale in the neighborhood, but a shaggy appearance is bound to turn off prospective buyers and depress the selling price. Remember, first impressions mean a lot to potential buyers.
A study by researchers at the University of Connecticut and Syracuse University suggests that maintenance actually increases the value of a house by about 1% each year. Mortgage Rates Continue to Decline
This morning Freddie Mac released the results of its Primary Mortgage Market Survey®, showing mortgage rates at all time lows. While the 30-year fixed held steady, the 5-year adjustable rate mortgage set a new all-time record low having fallen for the eighth consecutive week and now standing at 2.96%.
This past week, the 30-year fixed-rate mortgage averaged 4.22%,. Last year it averaged 4.32% during the same week. The 15-year fixed rate mortgage was also lower compared to last year at 3.39%, which is down from 3.83% a year ago.
Vice president & chief economist at Freddie Mac states "Weaker economic data reports eased upward pressure on mortgage rates this week and kept them at or near all-time record lows."

Buying is Cheaper than Renting in Most Areas
In most large U.S. cities it is cheaper to buy a two bedroom home than is it to rent one. According to Trulia, buying was cheaper than renting in 74% of the country's 50 largest cities. In just 12% of the cities, which include New York, San Francisco and Seattle, renting is cheaper. In the remaining 14%, rent and the cost of buying were almost on par.
Another factor that makes owning more affordable are mortgage interest rates being at records lows. Of course, your mortgage stipulations depend on your credit history and cash put down at closing, but lower rates help tremendously with monthly payments.
It makes sense to own if you plan on being in an area for more than a minimum of five to seven years. You do not get anything in return for your rent payments, but are putting money back into a home that you purchase.
Factors to take into consideration when deciding to rent or buy are:
How long you plan to stay. If you won't be staying in an area for long or have the potential not to keep a property for under five years, rent is probably a better option. Closing costs, commissions and initial homeowners costs would be cost prohibitive.

2nd Quarter National Housing Survey Results
Earlier this week Fannie Mae released their 2nd quarter National Housing Survey results. You may remember from the 1st quarter that the results were very much in favor of homeownership. The survey results are based on a vast range of Americans and their responses regarding the current housing market.
When asked if right now is a good time to buy, 69% of the respondents answered "yes". This number has increased during the last two quarter's surveys. An almost equal amount of 65% said that they believe homeownership is a safe investment (67% for current homeowners).
While buying a home is absolutely in part a financial decision, there is also a lot more to it. The top four reasons, according to the survey, that people buy homes aren't actually financial ones. Here is what people said:
"It means having a good place to raise children and provide them with a good education"
"You have a physical structure where you and your family feel safe"
"It allows you to have more space for your family"
"It gives you control of what you do with your living space (renovations and updates)"
Despite the current economic times, this quarterly survey has proved since the beginning of 2011 that homeownership is about more than affordability. Owning a home means having a space of your own to do what you want with and having the feeling of safety. Owning a home can also be more inexpensive than renting in some cases. A 1,000 square foot apartment can rent for $950, meanwhile homes of similar size can have a mortgage payment equal or less to that.

Don't Forget the Inspection!
For the seller, a visit from the home inpsector can be a nerve-wrecking time, especially in a market like this. It is not uncommon for the potential buyer to demand that a long list of problems be addressed before the sale is finalized.
No matter how well you prepare, realize the inspector is always going to find something wrong. Often, the problems are minor and inexpensive enough for the seller to either fix or allow a credit for in the home price. It is the discovery of major deficiencies, or an unwillingness to negotiate, that can kill a deal completely.
Still, it is in the sellers best interest to prepare the home as much as possible before the inspection. The best way to prepare is to do your own inspection before you list the home on the market. A pre-listing inspection will tell you exactly what needs to be fixed before you begin your search for a buyer.
Sellers should also inspect their home with a critical eye. Look at walls from floor to ceiling, under sinks, on the floor near the base of appliances --everywhere-- to check for signs of water damage, for example. Also check faucets, door handles and other details of the home as you are walking through it.
An inspector will be looking for problems with the home's heating and cooling systems, electrical problems, signs of water damage, mold or leaks, termites, and strucural or plumbing problems. They will also take a look at do-it-yourself projects, making sure ceiling fans are installed correctly and backyard decks are safe, for example.
As much as you can, get your house ready by fixing the problems or have a plan for how you will address them when the buyer inquires about the issues. Pay attention to the little things, too. Make sure everything is clean and the gutters are clear, take care of flaking paint and make sure windows open and close. Replace cracked caulking and fix leaky faucets and broken windows.
