Stay Hydrated

When it comes to being out in the heat, one thing you always want to watch is your hydration level.  Did you know that if you feel thirsty then you are actually already dehydrated?  Follow these tips below to stay hydrated in the hot summer sun!

Keep a Water Bottle Handy
Here's a piece of advice that's easy and efficient: Always try to keep a reusable bottle or cup of water with you throughout the day. If you're one of those people who has trouble remembering to drink as much water as you should, having a bottle near you will help keep it at the top of your priorities list. Plus, refills are free.

Make Your Water More Interesting
Not much of a fan of plain water? Many recommend adding herbs and fresh fruit — citrus and berries are popular choices — to you water to boost the flavor intrigue. (We love this recipe for watermelon, mint, and cucumber water.) Some also claim that lemon water (made by mixing in the juice of a quarter a lemon) helps balance electrolytes and promotes the absorption of water into your cells. Or if you're a big soda drinker, opt for sparkling water or club soda instead which at least offers a similar texture — just make sure it doesn't have any added sugar or sodium.

Drink Fresh Fruit & Vegetable Juices
Believe it or not, water is not the only star of the hydration show — electrolytes, essential fatty acids, and minerals are also important when it comes to keeping you hydrated. So opt for fresh juices made from high-water content fruits and vegetables to supplement your body's needs. Think watermelon, cucumber, tomatoes, strawberries, and the like. (Watching your weight? Try diluting the juice with water or club soda to help cut down on the sugar and calories.) And actually, you don't just have to drink your juice — fresh fruit popsicles are a great (not to mention tasty) hydrating alternative.

Minimize Your Caffeine and Alcohol Intake
This one's a bit of a no-brainer but worth stating nonetheless. Both alcoholic beverages and caffeinated drinks like coffee, tea, and soda act as diuretics and can contribute to dehydration. You don't have to give up your morning cup of coffee or nightly glass of wine, just be mindful to consume these types of beverages in moderation.

Ideas to Beat the Heat

With the last couple of days in the 80's and 90's you may be trying to think of some ways to beat the heat. In this post we will give you a few pointers to help with the heat so you can still enjoy the great weather this summer.

  • Wear loose fitting light colored clothing.  Lighter colors attract less heat and with loose clothing it will allow for more air-flow to help keep you cool.
  • Change your routine.  As nice as that run may be early afternoon on a Saturday, summer is not the time for it!  Adjust your activities so they are happening earlier or later in the day when the temperatures are cooler and the sun isn't beating on you as harshly.
  • Stay hydrated!  Stick with water unless you are working out or working hard (then add a sports drink in there).  Stay away from anything with caffeine or alcohol as those will dehydrate you faster.
  • Use fans!  Even if you have central air or an A/C unit using a fan can make it seem cooler (that way you won't have to put as much stress on your A/C units.  If you are air conditioner-less then try getting a window fan and putting it on the sunny side of your home so it pulls the hot air out and open a window in shaded areas so it pulls cooler air in.
What kind of ideas do you have to stay cool?  Leave them here, on our Facebook, or Twitter!

New Site for Post Office

There has been a site selected for new Rochester Metro Station Post Office!

Nothnagle Commercial is pleased to announce they have signed the first tenant for the North Plymouth Terrace’s commercial building at the corner of North Plymouth and West Main Street in Rochester. North Plymouth Terrace is a new development of 24 single family attached homes and a 20,000 square foot commercial building.

The U.S. Postal Service has selected this site for a consolidate Post Office to serve customers in the downtown Rochester area. The new Rochester Metro Station, 116 West Main Street, will take approximately eight months to complete.

“Our Vision was to find a site conducive of the Federal Station and Midtown Station.” said Rochester Post Master Ignatius Vaccaro. “The space is centrally located and will be better accessible for post office customers.

The Rochester Metro Station will replace the Federal Station at 100 State Street and the temporary Midtown Station at 454 Broad Street.

The Postal service does not receive tax dollars for operating expenses; it relies entirely on the sale of postage, products and services to fund its operation.

National Open House Weekend!!!

Did you hear?  Do you know what is happening this weekend?  It's National Open House Weekend!!!

National Open House Weekend is the BIGGEST 2-day housing event in the world!  Through Nothnagle REALTORS alone we are going to have well over 400 open houses.  Even though we have had a great start to 2012, we expect this weekend to be the perfect kick-off to one of the busiest spring buying seasons we have ever had.

That is great news for both buyers and sellers.  In western New York we still have low interest rates on mortgages and  great affordability so don't miss out!  Even if you aren't quite in the market to purchase a home yet or even if you are interested in selling, get out to an open house.  That will give you a chance to meet an agent that would be able to assist you.

Be sure to keep up with us by liking/following us and we look forward to seeing you this weekend!

Craigslist Scams

In this area we are just getting started into peak time for real estate on both selling and buying as well as renting. Of course this unfortunately means that the scammers are out there more and more.

Although there are many sites available, craigslist is the largest and most know for these types of scams. That doesn't mean you have to avoid the site at all costs...just be careful with what information you give away. You can find rentals on our site as well or even work with an agent. But if you go about it yourself just keep these pointers in mind.

Scammers tend to use the same story or a variation. They are in Africa because they "surprisingly" won an auction and now own oil fields or are there for missionary work or something similar. The stories generally sound a little off and while most people don't fall for them...enough have to where it is still an issue. Here is an example

"Hello,
I received your response concerning my Advertisement published on Craigslist The house is still available am the owner of the home and i bid for a portion of petroleum land a while back in West Africa and fortunately I just won the bidding so I had to move quickly down to Africa to have my company set up because I still have to rebid for it in the next 4 to 5 years. I came over here with my wife and two kids and before we got here i thought of selling the home but had to change my mind because of my wife, she preferred we had it up on the rental market I had to look for an agent, after getting one, we got a deal but later we found out that he was renting it out for a higher price than what we agreed on and i don't want an occupant that will be paying a lot and not have time for the home because of the price of the home. If you notice, you will discovered that the price we are offering is far below standard price, this is enough for you to know that we are not after the rental fee so I contacted the Agent back and requested for my keys and documents the maintenance of the home is far more important to me I know there is no way I can be sure that you are the right person to live in the house because we won't be able to see before sending you the keys and the documents to occupy the space.. But I just have a feeling that anyone who knows the values of a home should know that maintaining a home is essential, so if you believe you can take good care of the house and handle it like yours then I will be more than happy to let you rent the house.

Please if you are interested in renting my house kindly provide the information below.

Where do they get the information and the pictures though? Anywhere! Usually they will log onto ANY real estate site and take the pictures from there. That way if you do drive by...it all looks the same.

So beware! And remember what we've all been told before...if it's too good to be true, it is.

Spring To-Do List

With Spring here (or at least right around the corner) we thought it might be nice to share a nice to-do list with you. This will give you some great ideas that you may have not thought about!

Roof Repairs
Even though we didn't have nearly the winter that we usually do, it still may have been enough to do some damage to your roof. You may want to grab the ladder and take a look; checking for any visible damage and loose shingles. Of course, if you don't feel comfortable...give one of our certified vendors a call to check it out for you.

Check Those Gutters
If you do decide to take the ladder and travel to the roof you may want to take a look at the gutters! Once again, checking for any visible damage and seeing if the gutters are still secure or if they seem a little loose. Don't forget to check the downspouts for damage and to make sure they are still properly connected.

Yard Clean-Up
Anything that may have fallen after you cleaned-up the yard in the fall or even anything that may have accumulated during the mild winter we had should be taken care of. This will allow the grass in your yard to be able to grow properly. Replace dead plants with new ones.

Air Conditioner
If you have central air, you may have already turned it on a couple of weeks ago when we were in the high 70s. But for those with window units or just fans, most of you more than likely have yet to get them set up. You will want to check them and make sure that they are in proper working order. Finding out now ensures that when the warm weather comes (and stays) that you will be ready...and cool. Those with central air...check your filters! The heat has been running all winter so it may be time for a replacement.

Smoke Detectors
Speaking of replacement, don't forget those smoke detectors! If you haven't already performed the semi-annual task of testing and replacing the batteries...now is the time! And for those with CO2 detectors don't forget to check them as well!

Of course if you ever need any assistance with anything, check out our Nothnagle Home Services program!

Keeping the Plants Frost Free!

Most of us here in Western New York may have gotten a little too excited too soon by the summer like weather. But really, who can blame us? It was floating between 70 and 80! Then last night, in true WNY fashion, we were at 30 degrees and everything was freezing. Farmers were putting tents and blankets over crops to prevent them from killing the early blooms. They even added heaters and fans! But do you need to go to that extreme to keep away the freeze?

The answer is actually pretty simple and for some of you...you may actually be on it right now. The answer? A sheet! But hey, what about that tarp you have? Won't that work? According to garden shop owners, plastic is actually worse than doing nothing at all. The plastic will create a "freezer burn" effect that will kill the plants so stick with a sheet. Hold it down with a few rocks, and don't remove it until the sun has had plenty of time to warm it up.

It's Moving Day!

Moving day is both exciting and stressful. Are you ready? Here are some ideas to help you be as prepared as possible (and hopefully knock down the stress a few levels).

Even if you have hired one of our Home Service partners to pack for you, it is still best to be around when it's happening. This let's you know what is where as you start to unpack and place things in your new home later on. Also, if you have hired someone they will give you a list of items. Make sure that not only everything is on it but that you can read the list before you sign it. Last thing you want as you are putting everything in their new places is to find out something is missing...and wasn't on the inventory list.

Draw out the new living space as well and list what you want where. This helps the movers and yourself out! Making a diagram of where you want everything makes it easier when the movers ask and keeps you from having to move everything around afterwards. Doing this should be a great stress reliever for everyone involved. besides, no one wants to stress out over where the large furniture items go!

Make sure pets and children are out of the way. As adorable as they all can be, you don't want them slowing the process by getting in the way of yourself or the professionals. Keep them occupied. outside, or have them spend the day with a family member or friend! Speaking of clearing the way...make sure there is plenty of space for the truck and you know where you want to put it.

Check with any of our Moving Professionals for a free quote! And don't forget to check out today's "Showcase of Homes!"

How the Mortgage Settlement Affects Housing

In a previous post we addressed the National Mortgage Settlement that involves 5 banks (Bank of America, JPMorgan Chase, Ally, Wells Fargo, and Citigroup) and gave a summary of where the money was going to be allocated to. In this post, we will take a look at how the settlement will affect the current housing market.

There are many different thoughts on how this settlement will actually impact the market. Some think that this may be a little too late. IHS Global Insights states, “Like many previous plans to stem foreclosures, this agreement will help at the edges. The problem is too big for it to have a large impact, however…This agreement will help the housing market move ahead in 2012 in a small way. But it is hardly a game changer.” But how does this impact houses currently in the midst of the foreclosure processs? "The settlement helps the housing market in the long run because it allows banks to proceed with millions of foreclosures that have been stalled. Many lenders have refrained from foreclosing on homes as they awaited the settlement.” says Mark Vitner, a senior economist at Wells Fargo.

Oh course both IHS Global Insights and Mark Vitner are looking at this from a National standpoint where some states are seeing drops in housing prices as much as 11.3% (Illinois) over the past 12 months whereas New York state is seeing an increase of 1.7%. What are your thoughts on how this will affect Western New York or even the state as a whole?

Welcome to the Buffalo market Nothnagle!

We made the announcement this week that we will be opening our first company owned agency in Amherst. The new office will be joining our three franchises that are also in Orchard Park, Amherst, and downtown Buffalo respectively.

"We see a lot of opportunity in that market." says Executive Vice President Karen Leonardi. With a market in Buffalo that is similar to Rochester in the sense that the economy has weathered the recession very well. Both Rochester and Buffalo have not had the ups and downs that are commonly seen in other parts of the country.

The new office will be managed by Lisa Avery who is a veteran of real estate and brings with her 15 years of real estate leadership. Currently operating out of a temporary space at 6789 Main St, we will be securing a permanent space in the Amherst/Williamsville area.

The National Mortgage Settlement

Let's take a quick look at the National Mortgage Settlement that was passed last week.

The National Mortgage Settlement is a $25 billion dollar settlement passed by the federal government and 49 (not in Oklahoma) of the 50 states. Five banks are involved (Bank of America, JPMorgan Chase, Ally Financial, Citigroup, and Wells Fargo) The whole idea behind it is to help reverse the effects of bad loans and the issues created in the foreclosure process.

Here's where the money is headed:

- $3 billion to a National Underwater Mortgage Refinancing Program. This will help those who are current on their payments but owe more than their homes are worth.

- $5 billion in payments to both State and Federal Governments. Some of this money will eventually be split and end up in the hands of people who lost their homes to foreclosure to one of these 5 banks.

- $17 billion to foreclosure relief efforts. This is a minimum amount to be given collectively by the listed 5 institutions to help short sales, principle reduction, homeowner transition programs, and other programs.

We will talk about the impact the settlement will have in a future post but for now...what are your thoughts?

Rochester Included in Another Top List

Rochester has started off 2012 with a great deal of promise. From The Street placing Rochester on their "10 Cities Poised for Greatness in 2012" and Home.org posting the city on their "Top 9 Real Estate Markets to Watch in 2012" lists. To ClearCapital Inc announcing Rochester as "One of the top major real estate markets to experience growth," Rochester has been getting praise from a lot of places!

Well...we did it again! Inman News has placed Rochester at #3 on it's "10 Real Estate Markets to Watch in 2012" list. Credit was given in part to an unemployment rate that sits 1.3% lower than the national average as well as a 1.4% increase in the median sale price of a home. "Of 100 major metro areas, Rochester is one of only 22 to have regained more than half of the jobs lost between it's pre-recession high and post recession low." That statement was echoed in a report released by New York State Comptroller Thomas P. DiNapoli last week where Rochester is said to have regained 98% of the jobs that had been lost since the recession. Rochester was placed at first in the state! Not only above the state average but well above second place Glens Falls which has 55% and third place New York City at 52%.

With all of the great press surrounding Rochester and a great start for the housing market here in 2012. It will be exciting to see all of the great press that is still set to come our way.

Ribbon Cutting Ceremony for New Nothnagle Location

"Welcome Home," were the words of Rochester's new Mayor, Thomas Richards, as he spoke at the official ribbon-cutting ceremony for Nothnagle Realtors' new downtown location. The event, which took place Monday morning at Nothnagle's new 217 West Main Street headquarters, was attended by over 60 special guests. The crowd included branch managers, local government officials, financial supporters, members of the press, and a number of friends, families, and distinguished community members. Mayor Richards, Council member Adam McFadden, RG&E's Joe Rizzo, former Acting Mayor Carlos Carballada, and County Executive Maggie Brooks were among those who spoke at the event. Each speaker welcomed Nothnagle back to the city and acknowledged the great addition the new headquarters will be to Rochester's Cascade District. Nothnagle Realtors, which began in Rochester over 60 years ago, moved "back home" earlier this year into a 27,000 square foot, four-story building. The location, which had been vacant for over a decade, was beautifully renovated into Class A office space. The property is now an anchor for the Cascade District and will attract additional investment to downtown's west side. In the move, Nothnagle relocated approximately 70 employees and has estimated that an additional 35 jobs will be created. At the ribbon-cutting, Armand D'Alfonso, President and CEO of Nothnagle Realtors, extended thanks to all who contributed to the project in any way. He also promised to continue to drive positive traffic into the city, which will help with the revitalization that is occurring in downtown Rochester. The nearly $4 million renovation project was made possible by generous grants from RG&E, financial assistance from the City of Rochester, and of course the vision and drive of Nothnagle's own D'Alfonso.

Another Reason to Love Rochester

As most cities around the country struggle to cope with the increasing amount of traffic slowing down commutes, we found a study of ten areas where traffic is a small concern. The best part: Rochester tops the list.

Each city had to meet several criteria to be included in the study by Kiplinger's Personal Finance magazine. The cities needed to have a metro population of at least 1 million and a low congestion cost (a measurement of wasted time and fuel calculated by the Texas Transportation Institute). The average length of commute, local gas prices, yearly delays per commuter and public transit use also factored into the results.

All the cities that made the top ten had some common characteristics. Their congestion costs fall below $550 per person (the national average is $808). Some have seen massive declines in population, clearing out roadways built for heavier travel. Others have the advantages of excellent road networks and a large number of urban parking lots. Some of the national averages:

  • Average commute time: 25 minutes

  • Yearly congestion cost per commuter: $808

  • Average length of commute: 11.79 miles

  • Cost of regular gas: $3.23 per gallon

  • Yearly delays per commuter: 34 hours

  • Yearly fuel wasted per commuter: 28 gallons

  • Public transit users: 5%

Rochester managed to top the list with an average commute of just 19 minutes. Although some residents might point out that we trade in the long commute for the snow and ice, it is hard to argue with the numbers.

Rochester commute statistics:

  • Population: 1,035,566

  • Average commute time: 18.7

  • Yearly congestion cost per commuter: $273

  • Cost of regular gas: $3.38 (Prices have definitely increased since this study)

  • Average length of commute: 10.23 miles

  • Yearly delays per commuter: 12 hours

  • Yearly fuel wasted per commuter: 11 gallons

  • Public transit users: 2.9%

The full list (which also includes another area in Upstate New York, Buffalo/Niagara Falls) is shown below:

  2. Columbus, Ohio

  3. Providence-New Bedford-Fall River (R.I.-Mass.)

Rochester is the Third Best City For Home Buyers

A new report ranking the top ten cities with the most affordable homes has been released from Deutsche Bank, and Rochester made the list! The study measures affordability in two ways: the share of income that Americans are paying to own a home, and the cost of owning vs. renting.

Rochester managed to find a spot on the list, third to only Atlanta and Orlando. While many people from out-of-state automatically associate New York with the incredibly high real estate prices found in New York City, locals know this not to be true. Upstate cities such as Rochester, Buffalo (which also made the list at number nine), and Syracuse have some of the most affordable real estate in the nation.

Many of the cities on the list can claim affordable housing simply because their real estate crashes were so much more pronounced than elsewhere in the nation. The farther the prices fall, the sooner it inevitably becomes more affordable to buy than rent. This rapid decline in prices is a sign of an unstable market. This is not the case with Rochester. In fact, housing prices in Rochester rose slightly between 2006 and 2010, and the rent vs. own equation still favors owners. The second-largest economy in the state, Rochester weathered the recession well because it did not overbuild like so many other cities did when housing took off.

The full list from the report is shown below:

  1. Atlanta

  2. Orlando

  3. Rochester

  4. Cleveland

  5. Tampa-St. Petersburg

  6. Las Vegas

  7. Jacksonville

  8. St. Louis

  9. Buffalo

  10. Memphis
